Those of you who were talking with me about the housing situation and taxes being sold - nobody wants to help us! We have asked several times for an estimate of redemption and keep getting the run around. I'm not sure what we are to do. We have 4 dogs and can't just up and move =/ If ya'll got some ideas.

Update: We live in a redemption state for property taxes. Our ptax was sold in Oct (that's how we found out about it) and now 3months later he can do ownership??

We can't afford a lawyer and legal aid isn't being very much help if any, continuing to try and get them to help us. But yeah I dont wanna be homeless and I'm not sure what to do.

And so we finally get a legal aid to actually talk to us - it's apparently up to the dude who bought the taxes to work it out with us and that doesn't look likely. WTF. WTF.

So spoke to our park manager and she is going to speak with the buyer of the taxes and offer them two abandon mobile homes along with us paying the guy back what he paid and possibly a fee on top.

@MrGoat Have you tried talking to the mortgage company? Did you try a loan modification? Call legal aid every 2 hours - not joking. That is a squeaky wheel operation.

@TheresaVermont She owns (well owned) the mobile home - bought before I got with her. I thnk it cost her around 5000 usd.

@MrGoat OK, so someone I knew was able. to get a loan with the home as collateral. But with an old mobile home, that might be difficult. You really need that lawyer.

How is she gonna get a loan if she doesn't own it anymore?

@MrGoat is there a Law School near you? They usually have clinics where you can get advice for free.

If no one will help you, have you considered going to the media?

I hate even suggesting it but to me it sounds as though your home has been stolen from you with this nasty trick that shouldn't be legal.

If real courts won't help you then maybe the court of public opinion can.

I'm so sorry. I know this isn't a great idea but it's all I can think of now. It sounds like you've done everything else you can. ☹️

@MrGoat were you not informed by registered mail that you had back taxes & there was a tax sale coming up? (i'm guessing that's what happened, & a vulture capitalist hopped in?)

@MrGoat so you rent from someone who didn't pay the taxes? that does put you in a really bad place. if the owner did not receive mail informing her of taxes & a court date or date of tax sale, she does have some grounds to take this to court...

1. This is her mobile home

2. I don't put my nose in her bank or taxes business unless she asks for help

3. Property taxes are like 100 bucks a year for this place and they didn't get paid apparently?! Nothing in mail about them ever.....

4. Found out they sold the property tax at auction and now that person has got the title transfered.

@MrGoat depending on the state, back tax sales can be anywhere from one year to 5 years late. now that most towns have taxes listed online, vulture capitalists sit there waiting to grab super cheap properties (bonus for them if there's no mortgage to get in the way of the title grab) & jack the rent
you could try talking to a pro bono lawyer because she wasn't notified, but you're correct, it's not a good situation

@redenigma Yeah it's either this guy makes a deal and let's her buy back the title for whatever he paid (1500) plus a fee ..... or we have to save every penny and try to find somewhere else to move.

@MrGoat this sort of bullshit is why it bugs me that crazy lady on the town dumpster fire keeps accusing me of not paying my property taxes (or not enough property taxes). we get billed 2x/year. i usually pay it all at once. my property is in "current use", which considerably lowers my taxes (but if i sell & the buyer takes it out of current use, they will owe the town ALL the reduced tax back to when it went under current use).
anyway, she's trying to get a vulture to grab my property.

So maybe this tax sale occurred over 30 months ago and he bided his time until the redemption period had passed?

But it doesn't make any sense for a used mobile home in a rented space in a mobile home park.

Maybe the guy is out of state and saw the property on a list and didn't know what it was, or maybe he bid on a group of properties at tax auction, and he has no idea he's the proud owner of a used mobile home.

He might be happy to sell it back to you.

@redenigma Could have but I doubt it - We keep mail for a while and went through the stack several times with nothing for this year or last year regarding property taxes

@redenigma yes and after several times calling finally someone actually spoke to us but said there's nothing they can do. =/

We need 3 bedroms and literally everything i've looked at close enough to keep them in school here is like 1400+ a month to rent + utilities - we can't afford that. @EileenKCarpenter

Pleas to his better nature and offer something to make it worth his while, why would he want to strong arm someone out of a lived in home that had four dogs?
He’s going to rake in the big bucks renting it back out or what?! (sarcasm cause I doubt it) @MrGoat

@Armchaircouch It will cost him a 5k deposit to move out of this park - it needs axles/tires/hitch - maybe some frame work to be able to be moved - we just had the furnace/ac replaced and that bill was like 12k - so it will not be coming with a furnace/ac or water heater or fridge/stove w/d - I recently remodeled the front bathroom so that will get removed - I have to go to work and get the dogs out.

I will try to get this paperwork filled out later tonight when we are both home.

Ok, all that could definitely make it in his best interest to work with you vs take on a whole ass project, but he’ll prob ask for something in return (and it’s not just money with people. Sometimes they need help with labor and things).

OK I hope your day goes smoothly, if you get hung up on any of the paperwork look up if you can find completed samples online that answer your questions. I know it’s hard, but it can be done, I’ve been there twice. And I am no lawyer, ♥️ @MrGoat
