Has anyone, when they've rented a home, ever had the property management company send you a notice w/ the cost of repairs the owner will be paying? It's like I just got an EOB, (Explanation of Benefits for medical charges in the US), but for my apartment. ❓ ❓ ❓

I emailed the company back basically saying, but in polite terms, "WTF is this? Why am I being charged almost $400 for repairs?" and he wrote back "This is informational. You are not being charged. The owner paid for these repairs."

@see_the_sus Sounds like an attempt at a shakedown. The 'poorly-educated' would just pay it.

I went to my account immediately because the first email said, "...new charges have been posted to your ledger, updating the balance due on your lease."
But there were no charges to my account, aside from next month's rent.

@see_the_sus I'm also a renter. Of course renters are not responsible for repairs that needed to the dwelling, like a new water heater, a new washer or dryer, etc. That is the whole point of renting!

Oooohhh, the previous property management company refused service on the washing machine, claiming that's the tenant's responsibility. I wrote them back telling them that the owner had the W/D & dishwasher installed of his own accord 6 months after I moved in.

Shit! Just looked at the time. I gotta run, be back later!

Ok, so they still refused, even after I sent them the NM Renter’s Rights that says if the landlord installs the appliances, it’s their responsibility.
Oddly enough, 3 days later I find out the owner switched property companies and it turned out the leak was from the valves and water hoses, which means when they were installed, in March! it wasn’t done properly.
The new company had the wall torn out, new valves & hoses, & wall replaced in about 2 weeks.

That seems like a CYA move on the part of the owner in case there is trouble later.

Ya know, I was having that thought just a few minutes ago.

I have had problems with getting repairs done but they were always under the old property co. Those shitheads denied a lot of my repairs, claiming the landlord isn't responsible. Such as fixing the deli drawer in my fridge which has been cracked, and now getting worse, since I moved in. I even told the maintenance people that I had sent proof, photo, to the landlady when I moved in.

Oh most definitely. I keep every email, maintenance request, and papers I get for all the places I’ve rented.

@see_the_sus Never seen that. My special fun was when they wanted me to call a plumber when their infrastructure failed. They were full of threats that if the failure were somehow my fault, I would be on the hook for the cost. I didn't trust them to pay me back; I got them to call in the plumber.

I had a similar problem earlier this year when I started finding water leaking from the washer. The washer that was installed by the owner in March, 6 months after I moved in. The previous property mgmnt co tried to tell me appliances are my responsibility. Not! NM Renters Rights says if landlord/owner installed the it’s their responsibility.
A few days later is when the owner switched property companies.
