You might need a chimney sweep/mason if the issue is the chimney flashing. It happened to us.

@Watercolorstain I think it's worse than the flashing. There are loose bricks and it's probably never been looked at in 30 years. When we had our roof redone this fall because of leaking, they did all new flashing around it.

Is the brick work really old? And can you tell if the bricks are disentegratingbor just the mortar?
