In both Canada and the US banks and mortgage companies will insist you get home insurance to cover the cost of the mortgage.
Consider that and how it will be affected by #climatechange. In some places they may refuse to insure at all or the price will be so high many will not be able to afford it. As the effects of #climaechange inevitably worsen larger and larger tracts of both countries will not be coverable.

Expect floods, not on floodplains, think rapid snow melt in California causing floods where unexpected because the soil is too dry from years of drought. Think excessive forest fires from same-drought. There really isn't anywhere that will be spared
