@StillDizzy: The house we had built not that well in 2000 for $103,000, put $28,000 into in 2015, and was only worth and sold for $128,000 in 2016 is now on the market is currently on the market for $246,000. (No renovation or upgrading has been done. I visited it last month when I heard it was for sale at such a price.) Several $175,000+ more houses, cookie-cutter, have been built within 2mi. of the place.

That's the market. (Another bubble inbound.)

That happened to me. Sold in a hot market for sizeable profit, bought two houses with profits, flipped one (doubled my money), kept one. Two months after moving in the place two down sold for double what I paid. They're villas, pretty much all identical. It's a lot like chess once you get going, just gotta learn to travel light.
